What we build
Commercial shells
Shops, warehouses and small offices, delivered as a finished shell ready for a tenant fit out.
Renovations
Roof replacement, extensions and full internal refits, priced by stage the same way a new build is.
The seven stages
Every contract runs on these. A payment falls due when a stage is signed off by you, and never before.
- 01
Site and foundation
Setting out, excavation, footings and the foundation walls up to damp course. Photographed and signed off before anything rises.
- 02
Walling to ring beam
Blockwork, columns and the ring beam. This is the stage where a plan becomes a shape you can walk through.
- 03
Roof
Trusses, cover and rainwater goods. The building is watertight at the end of this stage or the stage is not signed.
- 04
First fix
Electrical conduit, plumbing runs, door and window frames. Everything that hides behind a wall goes in here and gets photographed first.
- 05
Plaster and screed
Internal and external plaster, floor screeds, and the first coat of paint.
- 06
Second fix
Fittings, sanitary ware, switches, doors and joinery. The house starts to look finished.
- 07
Handover
Final paint, cleaning, a snag list agreed with you, and every snag closed before the last payment falls due.
The programme is a document, not a promise
Before the first block is laid you get a written programme with a date against every one of the seven stages. If we miss a stage date by more than ten working days, and it was our fault, the contract carries a penalty we pay you.

With an approved drawing we return a staged quote and a programme inside five working days. Without one, we will tell you what you need first.
